Reporting to the Head of Leasing / Managing Director, you will be responsible for all office leasing functions of Marina Central Tower, the newest International Grade A Integrated Commercial Development.
This position will lead a team to drive and execute leasing transactions, renewals and maintaining positive relationships within an assigned portfolio.
JOB RESPONSIBILITIES:
· Support in the planning and implementation of office leasing strategy.
· Prospecting/leasing of spaces and conduct viewing of available spaces.
· Negotiate lease terms, conditions, and rental rates with landlord, ensuring favourable terms and conditions for the landlord while maintaining positive relationships.
· Manage lease documentation, including lease agreements, amendments, and renewals, ensuring compliance with legal and regulatory requirements.
· Coordinate with external parties, such as brokers, lawyers, and property managers, to facilitate smooth leasing processes and resolve any issues that may arise.
· Monitor lease expirations and proactively initiate lease renewals or relocations to minimize disruptions to the building’s operations.
· Maintain accurate and up-to-date records of all leased premises, including lease terms, rental payments, and key lease provisions.
· Develop an efficient and effective records management system for client databases, broker database, lease contracts, and department reports.
· Account management of tenants and tenancy liaison, handling tenancy-related issues and maintain good landlord-tenant relationships.
· Collate and prepare monthly management reports for submission.
JOB REQUIREMENTS :
· Degree in Real Estate, Estate Management, Business Development or its equivalent.
· Minimum 6 years ( Senior Manager) / 4 years ( Manager) relevant experience in the Real Estate industry; in particular commercial office leasing.
· Proven track record in office leasing with good network of office tenants and contacts
· Good understanding of the office leasing industry and trend
· Excellent interpersonal and communication skills
· Possess positive disposition, resourceful and a team player
· Ability to multi-task, an eye for details and work within timeline
