Quản Lý Thiết Kế MEPF/ MEPF Design Manager

JOB PURPOSE

Manage mechanical, electrical, plumbing, and fire protection (MEPF) design from preliminary schemes through construction documentation, meeting project functionality, safety, and operational requirements.

Organize and coordinate MEPF design staff and consultants; collaborate with architecture, structures, infrastructure, and other disciplines to coordinate systems and technical spaces.

Control MEPF design bases, calculations, schematics, drawings, and specifications; coordinate reviews of compliance with applicable codes, standards, and approved requirements.

Manage MEPF design scope, schedules, and changes; coordinate optimization of capital cost, energy efficiency, constructability, operation, and maintenance.

Standardize documentation review and BIM coordination processes; control system interfaces to address integration, testing, and handover requirements.

DUTIES & RESPONSIBILITIES

Review project requirements; prepare MEPF design briefs and design bases defining scope, deliverables, quality criteria, and utility connection requirements.

Develop phased MEPF design plans; assign tasks, coordinate consultants, and track delivery, independent review, and approval milestones within the assigned scope.

Manage and review HVAC, ventilation, power, extra-low-voltage, plumbing, and fire protection schemes; review capacities, redundancy, service zoning, and operability against project requirements.

Coordinate MEPF with architecture, structures, and infrastructure; review plant rooms, service shafts, pipe and cable routes, openings, levels, and maintenance clearances; coordinate clash resolution in drawings and BIM models.

Support MEPF consultant selection; clarify service scopes, responsibility interfaces, and deliverables; monitor quality, schedules, and contractual obligations.

Review electrical and cooling loads, airflow, water demand, drainage, and fire protection calculations; verify consistency among schematics, drawings, equipment schedules, and specifications.

Work with cost, procurement, and operations teams to compare MEPF equipment, materials, and solutions against capital and life-cycle costs, energy efficiency, and maintainability without compromising safety or quality.

Manage MEPF design changes; assess impacts on capacities, technical spaces, system interfaces, schedules, and costs; arrange rechecks and documentation updates after approval.

Lead MEPF coordination meetings; track outstanding issues, coordinate responses to independent review comments and authority requirements, including fire safety matters; report risks and recommendations to the Senior Project Manager.

Coordinate responses to construction-stage design queries; review shop drawings, equipment submittals, and substitution proposals as assigned; clarify controls, interlocks, commissioning, and integrated testing requirements to support acceptance and handover.

Provide technical guidance to assigned staff; organize cross-checks, revision control, and MEPF document archiving; work with operations teams to review equipment access, maintenance, and handover documentation requirements.

Perform other MEPF design management tasks assigned by superiors and the Board of Directors.

Design Director or Project Director, subject to the development direction.

WORKING CONDITIONS

Full time.

8:00 AM – 12:00 PM and 12:30 PM – 5:00 PM (Monday to Friday).

Tổ chức, điều phối nhân sự và tư vấn thiết kế MEPF; phối hợp với kiến trúc, kết cấu, hạ tầng và các bộ môn liên quan để bảo đảm đồng bộ hệ thống và không gian kỹ thuật.

Kiểm soát cơ sở thiết kế, tính toán, sơ đồ nguyên lý, bản vẽ và chỉ dẫn kỹ thuật MEPF; phối hợp rà soát việc tuân thủ quy chuẩn, tiêu chuẩn và yêu cầu được phê duyệt.

Quản lý phạm vi, tiến độ và thay đổi thiết kế MEPF; phối hợp tối ưu chi phí đầu tư, hiệu quả năng lượng và khả năng thi công, vận hành, bảo trì.

Chuẩn hóa quy trình kiểm tra hồ sơ và phối hợp BIM; kiểm soát giao diện giữa các hệ thống nhằm đáp ứng yêu cầu tích hợp, thử nghiệm và bàn giao.

TRÁCH NHIỆM – NHIỆM VỤ

Tiếp nhận yêu cầu dự án; lập nhiệm vụ và cơ sở thiết kế MEPF, xác định phạm vi, sản phẩm bàn giao, tiêu chí chất lượng và yêu cầu đấu nối hạ tầng kỹ thuật.

Lập kế hoạch thiết kế MEPF theo từng giai đoạn; phân công công việc, điều phối tư vấn và theo dõi các mốc bàn giao, thẩm tra, phê duyệt trong phạm vi được giao.

Quản lý và rà soát phương án điều hòa không khí, thông gió, cấp điện, điện nhẹ, cấp thoát nước và phòng cháy chữa cháy; kiểm soát công suất, mức dự phòng, phân khu phục vụ và khả năng vận hành theo yêu cầu dự án.

Điều phối MEPF với kiến trúc, kết cấu và hạ tầng; kiểm soát phòng máy, trục kỹ thuật, tuyến ống, máng cáp, lỗ mở, cao độ và khoảng không bảo trì; tổ chức xử lý xung đột trên bản vẽ và mô hình BIM.

Phối hợp lựa chọn tư vấn thiết kế MEPF; làm rõ phạm vi dịch vụ, giao diện trách nhiệm và sản phẩm bàn giao; theo dõi chất lượng, tiến độ và nghĩa vụ hợp đồng.

Rà soát tính toán phụ tải điện, tải lạnh, lưu lượng gió, nhu cầu nước, thoát nước và tính toán hệ thống chữa cháy; kiểm soát sự thống nhất giữa sơ đồ nguyên lý, bản vẽ, bảng thiết bị và chỉ dẫn kỹ thuật.

Phối hợp dự toán, mua sắm và vận hành để so sánh thiết bị, vật liệu và giải pháp MEPF theo chi phí đầu tư, chi phí vòng đời, hiệu quả năng lượng và khả năng bảo trì; không đánh đổi yêu cầu an toàn và chất lượng.

Quản lý thay đổi thiết kế MEPF; đánh giá tác động đến công suất, không gian kỹ thuật, giao diện hệ thống, tiến độ và chi phí; tổ chức kiểm tra lại và cập nhật hồ sơ sau phê duyệt.

Chủ trì họp điều phối MEPF; theo dõi vấn đề tồn đọng, phối hợp phản hồi ý kiến thẩm tra và yêu cầu của cơ quan có thẩm quyền, bao gồm nội dung phòng cháy chữa cháy; báo cáo rủi ro và kiến nghị cho Quản lý Dự án cấp cao.

Phối hợp giải đáp yêu cầu làm rõ thiết kế trong thi công; rà soát bản vẽ triển khai, hồ sơ kỹ thuật thiết bị và đề xuất thay thế theo phân công; làm rõ yêu cầu điều khiển, liên động, chạy thử và thử nghiệm tích hợp để phục vụ nghiệm thu, bàn giao.

Hướng dẫn chuyên môn cho nhân sự được phân công; tổ chức kiểm tra chéo, quản lý phiên bản và lưu trữ hồ sơ MEPF; phối hợp bộ phận vận hành rà soát khả năng tiếp cận thiết bị, bảo trì và yêu cầu tài liệu bàn giao.

Thực hiện các nhiệm vụ khác liên quan đến quản lý thiết kế MEPF theo phân công của cấp trên và Ban Giám Đốc.

KHẢ NĂNG PHÁT TRIỂN TRONG SỰ NGHIỆP

Trưởng bộ phận Quản lý Thiết kế MEPF hoặc Trưởng bộ phận Quản lý Thiết kế theo định hướng phát triển.

Giám đốc Thiết kế hoặc Giám đốc Dự án theo định hướng phát triển.

Các vị trí phù hợp khác tùy theo năng lực, nhu cầu tổ chức và định hướng của Công ty.

ĐIỀU KIỆN – CHẾ ĐỘ LÀM VIỆC

Toàn thời gian cố định.

Từ thứ 2 đến thứ 6 (Sáng từ 8:00 – 12:00 trưa, Chiều từ 12:30 – 5:00).

Được khám sức khỏe định kỳ theo quy định của Công ty.

Hưởng lương tháng 13 và các chế độ thưởng khác theo quy định của Công ty.

QUALIFICATIONS

Bachelor’s degree or higher in Electrical Engineering, Building Services Engineering, HVAC, Water Supply and Drainage Engineering, or a relevant MEPF discipline.

Experience in MEPF design and design management across multiple project stages; multidisciplinary coordination and design review experience for high-rise or residential projects is preferred.

Sound knowledge of codes, standards, and statutory requirements relevant to building services, plumbing, and fire protection; ability to coordinate compliance reviews and responses to independent review comments.

Strong expertise in at least one MEPF discipline and interdisciplinary knowledge of HVAC, electrical, extra-low-voltage, plumbing, fire protection, and controls; ability to review capacities, schematics, and system interfaces.

A design practice certificate or professional qualification appropriate to the assigned MEPF discipline and scope of work is preferred.

Proficiency in AutoCAD and discipline-appropriate calculation and design review tools; ability to coordinate Revit MEP/BIM models and review clashes using Navisworks or equivalent tools.

Ability to plan, organize resources, and manage design schedules against project milestones.

Skills in team management, task allocation, technical guidance, and design consultant coordination.

Analytical, problem-solving, and change management skills; ability to balance design requirements, cost, schedule, and constructability.

Strong communication, presentation, and design review skills; ability to collaborate effectively with stakeholders and work independently when required.

Detail-oriented and responsible, with a verification-focused engineering mindset; prioritize safety and design quality while meeting project deadlines and coordination requirements.

Ability to read technical documentation in English; communication and collaboration with international consultants is an advantage.

RIGHTS

Propose and review MEPF schemes, equipment, and optimization solutions; request consultant explanations of calculation bases, clarification of system interfaces, and revisions to documentation that does not meet technical, safety, or operational requirements.

Request information needed for design, organize coordination meetings, and recommend resource allocation and consultant selection within the assigned scope; approvals remain subject to the Company’s delegated authority.

Record and escalate professional concerns regarding quality, safety, or compliance risks; refuse unlawful tasks and refer matters beyond the assigned scope to the authorized decision-maker.

BẰNG CẤP – YÊU CẦU

Tốt nghiệp đại học trở lên chuyên ngành Kỹ thuật điện, Cơ điện, Nhiệt lạnh, Cấp thoát nước hoặc chuyên ngành phù hợp với thiết kế hệ thống MEPF.

Có kinh nghiệm thiết kế và quản lý thiết kế MEPF qua nhiều giai đoạn dự án; ưu tiên kinh nghiệm điều phối đa bộ môn và kiểm soát thiết kế hệ thống cho nhà cao tầng, khu dân cư.

Am hiểu quy chuẩn, tiêu chuẩn và yêu cầu pháp lý liên quan đến hệ thống cơ điện, cấp thoát nước và phòng cháy chữa cháy; có khả năng phối hợp rà soát tuân thủ và xử lý ý kiến thẩm tra.

Có chuyên môn vững ở ít nhất một bộ môn MEPF và hiểu biết liên ngành về điều hòa thông gió, điện, điện nhẹ, cấp thoát nước, phòng cháy chữa cháy và điều khiển; có khả năng rà soát công suất, sơ đồ nguyên lý và giao diện hệ thống.

Ưu tiên có chứng chỉ hành nghề thiết kế hoặc chứng chỉ chuyên môn phù hợp với bộ môn MEPF phụ trách và phạm vi công việc.

Sử dụng thành thạo AutoCAD và công cụ tính toán, rà soát thiết kế phù hợp với chuyên môn; có khả năng phối hợp mô hình Revit MEP/BIM và kiểm tra xung đột bằng Navisworks hoặc công cụ tương đương.

Có khả năng lập kế hoạch, tổ chức nguồn lực và quản lý tiến độ thiết kế theo các mốc dự án.

Có kỹ năng quản lý nhóm, phân công công việc, hướng dẫn chuyên môn và phối hợp với đơn vị tư vấn thiết kế.

Có khả năng phân tích, giải quyết vấn đề và quản lý thay đổi; chủ động cân đối yêu cầu thiết kế, chi phí, tiến độ và khả năng thi công.

Có kỹ năng giao tiếp, trình bày và phản biện phương án thiết kế; phối hợp hiệu quả với các bên liên quan và làm việc độc lập khi cần.

Cẩn trọng, có trách nhiệm và tư duy kiểm chứng kỹ thuật; đặt yêu cầu an toàn và chất lượng thiết kế làm trọng tâm, đáp ứng áp lực tiến độ và yêu cầu phối hợp dự án.

Có khả năng đọc hiểu tài liệu chuyên ngành bằng tiếng Anh; giao tiếp và làm việc với tư vấn nước ngoài là một lợi thế.

Được đề xuất, phản biện phương án MEPF, thiết bị và giải pháp tối ưu; yêu cầu tư vấn giải trình cơ sở tính toán, làm rõ giao diện hệ thống và chỉnh sửa hồ sơ chưa đáp ứng yêu cầu kỹ thuật, an toàn hoặc vận hành.

Được yêu cầu cung cấp thông tin phục vụ thiết kế, tổ chức họp điều phối và đề xuất phân bổ nguồn lực, lựa chọn tư vấn trong phạm vi được giao; việc phê duyệt thực hiện theo phân quyền của Công ty.

Được bảo lưu và báo cáo ý kiến chuyên môn khi phát hiện rủi ro về chất lượng, an toàn hoặc tuân thủ; từ chối thực hiện công việc trái pháp luật và trình cấp có thẩm quyền xử lý các vấn đề vượt phạm vi được giao.
