Job Purpose
To own the sourcing and delivery of new restaurant sites in the commercial (shopping-mall and commercial-centre) channel - from site identification and financial feasibility through lease negotiation to hand-over - delivering a steady pipeline of financially viable sites that advance the Market Development Strategic Plan. This is a senior individual-contributor role expected to work with limited supervision and to own results, not merely to assist.
Key Responsibilities
Site Sourcing & Pipeline
- Own and actively build a pipeline of qualified potential sites in the commercial section, aligned to the latest Market Development Strategic Plan.
- Proactively source and secure sites through landlords, property developers, agents and own market network, rather than relying only on inbound offers.
- Conduct research and surveys in line with Yum's development guidelines - Top-to-Tail Analysis, Retail Trade Zone Survey, Trade Area Analysis, Competitor Benchmarking, foot-traffic and catchment assessment.
Financial Feasibility & Analysis
- Build site-level feasibility models and P&L projections - sales forecast, occupancy (rent-to-sales) ratio, capex, break-even and payback/ ROI - and prepare feasibility studies with a clear recommendation for Management approval.
- Stress-test assumptions and present the financial case and key risks, so capital is committed only to sites that meet return thresholds.
- Maintain and keep current the departmental research library on the property market, competitor activity and the F&B industry.
Lease Negotiation & Commercial Terms
- Lead negotiation of commercial terms and protect the company's downside - headline rent, escalation caps, rent-free / fit-out contributions, deposits, break and exit clauses, and renewal options.
- Flag financial, commercial and legal risk in proposed terms, and coordinate with the Legal Department on lease agreements and required documentation.
- Liaise with landlords and local authorities to complete documentation relating to store development.
Portfolio & Premises Management
- Review lease agreements together with store assessments to advise the Manager on renewal, relocation or closure decisions in the assigned section.
- Handle matters relating to leased premises - parking, signage allocation, operating hours and similar - to support smooth restaurant operations.
- Follow up on tenancy agreements and licences and ensure they remain valid and on file.
Stakeholder Relationships & Compliance
- Build and maintain strong, professional relationships with landlords, developers, agents and relevant authorities.
- Uphold the company's anti-bribery, conflict-of-interest and procurement-integrity standards in all dealings with landlords, agents and authorities; disclose any personal interest.
- Perform other reasonable duties assigned by the line manager. (Routine departmental filing and administration sit with support staff; they should not displace the site-development responsibilities above.)
